Caleb Burkit to Zachariah Hunnings

North Carolina - To all to whom these presents shall come greetings and know ye that I Caleb Burkit of Virginia for and in consideration of the sum of thirty one pounds current money of North Carolina to me paid in hand by Zachariah Hunnings of Tyrrell County and province of North Carolina have given granted bargained and sold and by these present do fully freely clearly and absolutely give grant bargain sell alliance enfeoff release convey confirm assign transfer and set over unto him the said Zachariah Hunnings his heirs and assigns forever a tract or parcel of land containing by estimate seventy seven acres of land lying and being in the county or Tyrrell on the east side of Alligator River beginning at a pine on the pocosin thence N 45 W 120 poles on the pocosin to a holly thence N 45 E 54 poles to a black gum on the branch on Owens line thence on the said line then S 45 E 84 poles to a holly from thence to the first station to include the 77 acres it being part of a tract of land granted to Benjamin Cowell for one hundred and fifty acres bearing date the sixth day of December 1753 reference thereunto being had will more fully appear to have and to hold the aforesaid tract or parcel of land with all and singular the rights privileges commodities, herediaments appertaining and appendants thereunto belonging or in anywise appertaing unto him Zachariah Hunnings his heirs and assigns forever in as full and ample manner to all intents and purposes as the most learned in the law can devise free from all manner of incumbrances whatsoever amd the conditions amd provisions of Lord Granville Grant only executed unto him the said Zachariah Hunnings his heirs and assigns forever further I the said Caleb Burkit do for myself my heirs executors administrators and assigns forever convent promise and agree to and with the said Zachariah Hunnings his heirs and assigns that the said bargained premises and every part thereof is free and clear from the lawful claim and demands of al and every other person whatsoever claiming from by or under me my heirs executors administrators or assigns or any other of them in witnessing thereof.

I the said Caleb Burkit have hereunto set my hand and seal this tenth day of October anon Domino 1771.
